Governor Signs Carbon Monoxide Alarm Standards Act
On December 18, 2013 Governor Corbett signed into law Act 121 of 2013 that establishes standards for installation of carbon monoxide alarms. In rental properties that are heated using fossil fuels , owners will be required to install alarms in the vicinity of the bedrooms and also the furnace. This means a minimum of two alarms will be required. In multifamily housing, that number will increase based upon the number of units and bedroom locations.
The law also requires that the tenants maintain the alarms by changing the batteries, testing and proper maintenance. In residences for sale, the information regarding the installation of the carbon monoxide alarms must be included on the property disclosure statement (relating to seller disclosures).
In the next round of rental inspections, we will be requiring compliance with Act 121. Rental inspections will begin in March of 2014.
